As Peterborough Planning Board chair, I would like to set the record straight regarding two items in the Sept. 15 Ledger -Transcript article “Planning Board sets site walk for Union Street project.”

The Sept. 26 Planning Board meeting starts at 6:30 p.m. On the same day, a site walk for 241 Union St. begins at 5 p.m. The Halliday Properties land consultants presented two proposals. The first proposal presented was the one described in the story – 34 units, including seven workforce housing units, on a three-acre parcel. It includes a 20-unit structure, along with four two-unit structures and a six-unit structure across the road. There would be residential parking and two large parking lots.

Near the end of the hearing, a second proposal was presented. This one has three multifamily buildings, consisting of units with garages on the ground floor. The back wall of two of the buildings is on the 30-foot buffer line, which means that a second egress and access pathway to each unit would disturb the buffer. The Planning Board voted to consult the town counsel for his interpretation of the 30-foot buffer clause.

Questions to be answered include how much latitude the board has to determine what is appropriate for this buffer. Can some of the 30-foot buffer be used for the egress and a sitting area, or would that require an additional setback? Until these questions are answered, both proposals may be considered.
