A last minute adjustment to the site plan for Allrose Farm Country Weddings has created additional requirements for its owner.
Michele Perron withdrew a waiver request for a lighting plan at Monday’s Planning Board meeting, deciding that she wanted to add some lighting in the parking lot area. After much discussion, the board decided that a scaled plan needed to be added to Perron’s site plan.
“Our problem is that we are seeing this for the first time,” said chair Paul Renaud, referencing a lighting plan on an eight and a half by 11 inch sheet of paper. “We need a larger map at the next meeting so we can determine if this new lighting will have an impact.”
Renaud said that if the lighting appeared to have an impact, the board may have to notice another public hearing, a decision deferred until the board’s next meeting, July 11.
Despite the hiccup with the lighting plan, the board took a number of steps forward during a two and a half hour long deliberation session.
The board heard from Code Enforcement Officer Mike Borden, who approved the property from a fire safety prospective. Due to new regulations that become active on July 1, Borden said the barn on the property may not have to have a sprinkler system installed anymore for it to be used for events.
Renaud told the rest of the board that he spoke with Road Agent Neal Beauregard, who said that an asphalt apron needs to be installed on the property’s driveway entrance. Beauregard said the apron needed to be 28 feet wide, 23 feet deep, and two and a half inches thick.
The board approved four waivers, relinquishing the requirement for a drainage plan, a landscaping plan, clearly marked parking spots, and specific sized parking spaces.
