The Peterborough Planning Board heard a conceptual application for a 46-home development near the corner of Greenfield Road (Route 136) and Burke Road at their meeting on Feb. 8.

The applicant, Miami-based Lionheart Capital, already owns about 160 acres on the Burke Road site through Star Mountain Properties, their subsidiary company, according to tax parcel records. A large equestrian facility and a home with a guest house and a pool are already on the property. The proposed area is framed by Otter Brook.

The development would be comprised of two loops, one with 21 homes and the other with 25, Fieldstone Land Consultants engineer Chad Branon told Board members during the meeting,ย  with the smaller loop surrounding existing horse paddocks, according to draft minutes. The development could be comprised of individual houses or condominiums, he said.ย 

โ€œThe goal is to maintain the beautiful viewshed to the west and to tuck the units into the landscape to generate a nice community layout,โ€ he said, according to minutes. Building on the western side of the property would keep the structures obscured from roads, he said. The development would be accessed from both Greenfield Road and Monadnock Lane, which borders the property farther up Burke Road. The idea is to have private roads, water, and septic, Branon said, according to draft minutes.

No public comment was accepted at the meeting as it was a conceptual proposal and likely to be seen again, Planning Board Chair Ivy Vann said.

Peterborough would next expect to see a preliminary proposal if the developers choose to pursue the project, Town Planner Danica Melone said Thursday. The project is not currently scheduled for an upcoming Planning Board meeting.
