The Jaffrey Planning Board approved five new self-storage buildings in the industrial park on Fitzgerald Drive Tuesday.

Kirk Stenersen, presenting for the applicants, North Pine LLC, said the project would be located on a vacant, cleared parcel across from Teleflex. The property, which is about 3.19 acres, contains steep slopes and wetland, limiting the buildable area. As part of the application, Stenersen requested the board waive the 100-foot setback requirement, saying that the dimensions of the parcel and the topography severely limited the buildable area, and enforcing the setback would unreasonably constrict what was left.

The board agreed to waive the requirement.

The project consists of five self-storage units, and no offices, Stenersen explained. Four of the buildings would range from 900 square feet to 2,100 square feet, and the largest would be an 8,500-square-foot open-front building that would be for the storage of recreational vehicles and trailers.

Stenersen said there is no planned parking area for the storage, just aisles for drop-off and pickup that would be wide enough to accommodate emergency vehicles. As there would be no office or permanent staff on site, there would be no connection to the town’s water or sewer facilities.

With no members of the audience offering any objections to the proposal, the board approved the application swiftly, with only two requirements – that a stormwater maintenance plan be kept on site, and that all storage is to be internal or under cover.
