The Greenfield Planning Board has granted conditional approval to Allrose Farm Country Weddings, after nearly a year of deliberation.

At a meeting Monday, July 11, the Planning Board reviewed the plans for the prospective wedding venue, outlining recommendations and highlighting concerns.

The meeting began with a 45-minute, about 15 minutes longer than planned, revision of the minutes from a previous meeting, before moving onto the Allrose business.

The board previously determined that it had to have a discussion of the facility’s prospective lighting plans, which were not part of the original proposal that got cleared at an public forum.

“We need to determine whether this is a significant enough change to reopen a public hearing,” Paul Renaud, chair of the Planning Board, said of the meeting’s goal.

After a presentation from Chris Guida of Fieldstone Land Consultants, which developed the lighting and septic plans, the board found that there was no significant impact.

“My opinion is if we’re assured this won’t cause a glare to passing traffic, I don’t believe we need to reopen public hearing,” Renaud said.

Among the conditions of approval is adequate completion of planned renovations, including to the driveway and septic system, as well as installation of the lighting fixtures.

The lights will be pointed downward to prevent light pollution.

When it opens, Allrose Farm will be the first wedding venue in Greenfield. It is located on East Road.

The board stated that it could host functions from no earlier than 10 a.m. to no later than 10 p.m.

It also limited the number of events it could host by number of guests, which it will track.

The site was already approved as a licensed bed and breakfast.
